Antelope County’s Courthouse had extremely drafty windows and faced significant issues due to the old fixed-sash wood frame storm windows that required changing to screens for warmer seasons. The aging window frames, sashes, and storm windows exhibited considerable dry rot and wear, prompting recommendations for a complete replacement of the window assembly.

The proposed new windows incorporated a design that allowed for the replacement of the entire frame and sash assembly, enabling insulation to be packed into the old weight pockets.

This upgrade also included the application of effective joint sealant around the perimeter of the new frames, thus enhancing thermal efficiency. The installation featured modern weatherstripping between the sash and frame, ensuring better insulation.

All wood components received factory-applied polycron paint with a projected life expectancy of 20 years. The classic double-hung design of the Courthouse was preserved; however, the upper sash was fixed in place to minimize the perimeter joint, which significantly reduced the potential for air infiltration.

 Additionally, combination storm windows were incorporated into the project.

These storm windows were coated with a 20-year protective paint finish and included glazing that protects against 70 to 90 percent of the ultraviolet spectrum, mitigating heat load and decreasing air conditioning energy consumption during the summer months.

Each county contributed significantly to the Courthouse Trail project’s overall impact in a unique way. The only courthouse with new, high-efficiency windows was Antelope County. The influence of their windows was not the only factor in any of the other participants’ energy improvements.

The contract for this large renovation was awarded to J.H. Hespe Company of Norfolk, amounting to $119,965.00, with the construction agreement initiated on July 1, 1989. Construction commenced on August 4, 1989, and the project reached completion on August 29, 1990.
